Update on Airport

TELLURIDE AIRPORT RUNWAY PROJECT ON SCHEDULE

New pavement already in place at the Telluride Airport.

The Telluride Airport runway reconstruction project started on April 7 and is scheduled to be completed on time: November 4th, 2009.

Taking the lead, Rich Nuttall, airport manager, said “The earthwork has been completed. It’s exciting to see the new asphalt in place and the runway taking shape. This is economic stimulus in real time. This robust investment will secure the future of Telluride Airport and put us back on the map as a state-of-the-art facility. We look forward to seeing you all back up here flying this winter.”

This phase of the runway project included the removal of the existing runway and a great reduction in grades to increase safety and meet FAA standards. The construction results in the west end of the runway being lowered 30 feet the center of the runway (dip) being raised 16 feet, and the east end of the runway being lowered 14 feet. In addition, the safety areas have been widened by 100 feet on half the runway and all new runway lighting will be installed. This new runway will put Telluride in a new light for private jet owners as well as commercial flight operations. It will provide a much safer take-off and landing environment!
The final phase of this project will include widening the remaining runway safety areas and installing the Engineered Material Arresting System (EMAS) at the end of each runway. We are anticipating that this last phase can be completed in 2011 if funding becomes available. We are not anticipating an airport closure for the final construction phase.

Mortgage Applications Rise after Interest Rates Fall Below 5 percent

Falling interest rates pushed mortgage applications up 12.8 percent last week on a seasonally adjusted basis, according to the Mortgage Bankers Association weekly survey.

On an unadjusted basis, the index rose 24.6 percent compared to the previous week and was up 14 percent compared to the same week a year ago.

Spirits were high on Thursday as the Telluride Association of Realtors gathered to name its new board of directors.

It’s hasn’t been the best year for sales, but some at the banquet pointed optimistically to signs that the market may be turning the corner. Some housing stocks are up nationally, said Eric Saunders of Telluride Properties, who was named Realtor of the Year at the dinner, and sales in this town saw a small bump last month. “Hopefully we can keep up some of that momentum,” Saunders said.

Imogene Pass Run - TOMORROW

Saturday, September 12, marks the annual Imogene Pass Run. The run starts at 7:30am in Ouray with around 1,200 racers. The race will then follow up over Imogene Pass and gain more than 5000ft elevation gain. Once runners have reached the summit, after 10 miles uphill, they will race downhill towards Telluride for 7 miles.

This year, Telluride360 is proud to have one of their own running in the race. Nina Tumbas, a 25 year old originally from Ohio, never would have dreamed that when she moved out here she would be partaking in a crazy event like this. However, after a summer full of training she is more ready than ever and can't wait to cross the finish line.

Airline Reports

Tourism Partners,

Attached is a chart that lists the MAXIMUM number of airline seats we have by time of year and airport that we likely could have a chance of getting for large groups. We’ve also noted the number of seats by direction (East/West) the passengers would be coming from. In addition to showing this to Montrose and Telluride Airports I’ve also expanded to show what is available from Cortez, Grand Junction, Durango and Gunnison…all airports from 75 Miles to 130 Miles of Telluride/Montrose.

You’ll note we have more possible group seats from the east than from the west and most seats of course on Saturdays during the winter.

With enough advance notice we do have a shot of increasing group seats somewhat by requesting upsizes and extra sections for special events. 10%-20% would be the likely maximum increase we could see on the group seats available.

Pricing will vary by airport, airline, time of year etc…Cortez and Telluride airports will likely have the highest fares based on smaller aircraft and fewer airlines in competition flying to these airports. Imogene Pass Run

This weekend marks the Annual Imogene Pass Run!

The race starts in Ouray and ends up in Telluride, gaining over 5000 feet in elevation. This race is not for the faint hearted. For some it's about competing and for others, like myself, it's for personal benefit. I have never done anything like this in my life but feel that I have trained hard for the race all summer and I'm mentally prepared. Physically, we will have to wait and see.

Don't forget to be at the finish line to cheer me on Saturday afternoon. My goal is to be in town by 12:30. I'll see you there!

Pending Home Sales on a Record Roll
Contract activity for pending home sales has risen for six straight months, a pattern not seen in the history of the index since it began in 2001, according to the National Association of Realtors®.

The Pending Home Sales Index, a forward-looking indicator based on contracts signed in July, increased 3.2 percent to 97.6 from a reading of 94.6 in June, and is 12.0 percent higher than July 2008 when it was 87.1. The index is at the highest level since June 2007, when it was 100.7.

Affordability at Record High
Lawrence Yun, NAR chief economist, said the housing market momentum has clearly turned for the better. “The recovery is broad-based across many parts of the country. Housing affordability has been at record highs this year with the added stimulus of a first-time buyer tax credit,” he said.

“Other buyers are taking advantage of low home values before prices turn higher. Nationally, the typical mortgage payment now takes less than 25 percent of a middle-income family’s monthly income to buy a median priced home, with payment percentages so far in 2009 being the lowest on record dating back to 1970. As long as home buyers stay within their budget, mortgage payments will be very manageable,” Yun said.

First-Time Buyers
NAR estimates that about 1.8 to 2.0 million first-time buyers will take advantage of the $8,000 tax credit this year, with approximately 350,000 additional sales that would not have taken place without the credit. Buyers have little time to act because they must complete the transaction by November 30 to qualify for the credit. Unless extended, contracts signed but not completed by that date will not be eligible – it is taking approximately two months to complete home sales in the current market.

By Region

Northeast: The Pending Home Sales Index declined 3.0 percent to 78.8 in July but is 4.7 percent higher than July 2008.
Midwest: The index slipped 2.0 percent to 88.1 but is 8.1 percent above a year ago.
South: Pending home sales activity rose 3.1 percent to an index of 103.8 in July and is 12.0 percent above July 2008.
West: The index jumped 12.1 percent to 112.5 and is 20.0 percent above a year ago.

"Keep the Momentum Going"
NAR President Charles McMillan said Congress needs to keep the momentum going. “Even with a good recovery taking place, the market is not yet back to normal. With a gradual absorption of inventory, we are on the cusp of a general stabilization in home prices,” he said.

“To ensure that housing has a broad stimulus to the overall economy and stays on sound footing, we’re encouraging Congress to extend the tax credit into 2010, and to expand it to all buyers of primary residences. The faster we stabilize home prices, the fewer families will face foreclosure and the quicker credit can be extended to other sectors of the economy,” McMillan said.

NAR’s Housing Affordability Index stood at 158.5 in July, below the peak set in April but is still 36.0 percentage points higher than a year ago. The HAI is a broad measure of housing affordability using consistent values and assumptions over time, which examines the relationship between home prices, mortgage interest rates, and family income.

Yun expects existing-home sales to rise through the fourth quarter. “Unless the tax credit is extended, no one should be surprised to see home sales drop in the first quarter of next year,” he said. “However, the fundamentals of the housing market and the economy are trending up, and we expect home sales to generally pick up in the second quarter of 2010. The buyer psychology may be shifting from, ‘Why buy now when I can purchase later?’ to ‘I don’t want to miss out on a recovery.’”

Priciest ZIP Codes Down, Not Out
This year, home prices fell in the nation’s most exclusive neighborhoods.

In Alpine, N.J., which tops Forbes’ magazine’s list of America’s 500 Most Expensive ZIP Codes, home prices declined 23 percent in the last year.

Overall, asking prices in the zip codes on Forbes’ list dropped an average of 7 percent. Prices are only rising in a few areas. For instance, on New York’s Upper West Side, ZIP code 10023, prices rose 4 percent in the last year.

Forbes’ list was compiled by Altos Research, a real estate data collection and research firm that tracks about 90 percent of all real estate transactions.

Based on Altos’ figures, here are the country’s 10 most-expensive ZIP codes and the median home prices there:
