New facility in Mountain Village
The site has shrunk to the size of a “postage stamp,” said Steve Blackburn of the Barker Rinker Seacat Architecture firm out of Denver. Even so, he has managed to design a 38,200 square foot family entertainment center to fit its designated site in Mountain Village. Blackburn said the Telluride Ski Resort is one of a handful of top tier ski areas without a facility like the one proposed.
The design presented at the Jan. 25 meeting had been revised in response to comments made by the public and to fit a reconfigured site plan. The site is located west of lots 50/51, across Mountain Village Boulevard. It is bounded on the north by a shared lot line, on the east by Mountain Village Boulevard (to be reconfigured to accommodate traffic flow to the facility and development on lots 50/51), on the south by the Chondola setback and Village Court condos, and on the west by the Peaks return ski trail. The Chondola setback is 35 feet from the cable, larger than originally anticipated, causing the footprint of the building to be reshaped. Designers plan to push the Peaks return ski trail on the west side of the site further down hill to expand the building in that direction. How far out the trail is moved will be determined by the grade (5 percent minimum) and the cost of constructing a retaining wall.
The Town of Mountain Village is currently negotiating the transfer of the land with the Telluride Ski and Golf Co., owner of the lot. “Telski is cooperatively working with us,” said Mollye Wolahan, Director of Community Development for the Town of Mountain Village. “They see it as an amenity for the ski resort and are allowing us to go forward with plans for the facility.”
The real estate market in the Mountain Village is increasing at a steady rate. More families are moving into the condos and homes, or building new homes on vacant land in Mountain Village. It is becoming more family oriented as people want to get away from the hustle and bustle of Telluride.
The proposed facility has five levels, with three of them being underground and two of those for parking. Public input from the January meeting included the desire to make the facility a gathering place for the community, a sort of “community living room,” adding more multi-purpose rooms, offering a place for teenagers to hang-out, and making the project affordable, possibly with a 25-30 year bond.
Blackburn estimated the total cost of the project at $16.7 million. He added on to that a 10 percent contingency for a final cost of $18.5 million.
The revised plan includes a fifth level mezzanine with an aerobics/dance studio and two multi-purpose/community classroom spaces.
An additional underground parking level was added to accommodate another 55 cars. The second underground parking level has space for 28 cars. This will be very useful as tourists are staying in the condos or second family more than they were before.
Recreation and entertainment services included in the facility are a four-lane bowling alley, 80-seat movie theater, arcade, 2,200 square foot weight and fitness area, two-lane lap pool, slide and splash pool, float river, and short-term childcare.
Davis Fansler, the mayor of Mountain Village said the goal of the Mountain Village facility is to keep guests in the town core and to provide entertainment for year-round residents. Mountain Village currently has around 1,200 full time residents, with the potential to grow to 2,500 over the next decade. “Our priority is for a family entertainment center, as planning has shown so far.” He added that this facility would not be the place for someone who wants to work out five days a week lifting weights or swimming laps. “There are other facilities for that.”
Much of the discussion at the meeting centered around the pool design, specifically that of the lap pool length and water temperature, and location of the slide. Doug Whiteaker, principal and aquatic planner of Water Technology Inc., out of Beaver Dam, Wisc., presented two pool options, both of which included a recreation pool/spa area, a beach slope entry, pool play center, float channel, family whirlpool, natural rock waterfalls, slide, and a lap pool.
