The Blacks call Palmyra Home
Adam and Nicky Black just closed on their first home! They both know how hot the real estate market is in Telluride, and they took the plunge and bought a condo. The condo is located in the Mountain Village and very close to the ski slopes, bank and local grocery. Belvedere Park featured in Ski Magazine

New condos in Telluride
Telluride has new condos being erected at the entrance to the town. The Owl Meadows lot is being developed with 30 new condos. Unit number 27, a 3 bedroom, 3.5 bathroom condo is for sale for $865,157. This 1,473 square foot condo has a one car garage, a great deck, steam shower and radiant in floor heat. It is currently under construction and will be completed in June of 2005.
This new development offers some of the least expensive condos in Telluride. The demand is very high for condos, with the most Real Estate sales last year being from condos.

Real Estate sales increased in 2004
Real Estate numbers in San Miguel county have soared past numbers from 2003. At the end of 2004 the 790 real estate sales totaled $534 million. This was 50% higher than the total sales amount in the year 2003. Most of these sales came from condos with single family homes coming in second.
Are more people coming to Telluride, or are the locals of Telluride upsizing/downsizing? The Telluride visitors bureau has been increasing advertising outside of the area. It sure seems as though this has helped the real estate market as well as the tourism industry.

Record number of visitors
Telluride announced that they had a record high of visitor turnout over the holidays. Hotels were up around 45% and vacation home rental companies also saw an increase in visitors.
